3. Construction Milestone Payments:
   Payments made in 4-5 installments as the villa is being constructed:

   • 1st Installment: 10-15% at foundation completion.
   • 2nd Installment: 15-20% at structural completion.
   • 3rd Installment: 15-20% as the exterior of the villa nears completion.
   • 4th Installment: 10-20% once interior works are in progress (windows, flooring, etc.).

4. Final Payment:
   30-40% due upon handover of the villa, once construction is complete.

5. Transfer and Additional Fees:

   • 50/50 split for transfer fees and any other administrative fees.
   • Maintenance Fees: Typically paid annually for communal services.
